Electronic Advertisement Verification System (EİDS) and Real Estate Authorization Process: Everything You Need to Know

The "Electronic Advertisement Verification System" (EİDS), launched by the Ministry of Trade to increase transparency in the real estate sector and prevent consumer grievances, has started a new era in real estate listings. 


It is no longer possible for individuals whose identities have not been verified to post ads on listing platforms. So, how does the system work, and how will property owners authorize real estate agents? Here is our step-by-step guide. 


What is EİDS and Why is it Important?

The Electronic Advertisement Verification System (EİDS) has become mandatory with the amendment made to the Regulation on Real Estate Trade. The main objectives of this system are: 

Preventing Fake Ads: Eliminating information pollution and preventing deceptive ads on listing sites. 

Preventing Price Speculation: Stopping manipulative price increases that disrupt the market balance. 

Ending Unregistered Activities: Preventing unauthorized "freelance" real estate activities. 

Consumer Confidence: Ensuring citizens have access to accurate and reliable listings. 


How Does the System Work?

With the new regulation, real estate businesses can only enter a listing for a property if they have been authorized by the property owner via e-Devlet (e-Government). Real estate offices without an authorization certificate or those who have not established an official authorization link with the property owner can no longer post listings. 


The system is fully implemented and does not allow ads to be posted without authorization verification. 


Who Can Post Ads?

Under EİDS, the following persons can post ads on listing platforms:

1. Property Owner: The title deed holder. 

2. First and Second Degree Blood Relatives: The property owner's mother, father, children, siblings, grandparents, and grandchildren. 

3. Authorized Real Estate Businesses: Businesses authorized by the property owner via e-Devlet that hold an authorization certificate from the Ministry of Trade. 


Important Note: Your first and second-degree relatives can post ads on your behalf, but they cannot authorize a real estate agent on your behalf. Only the property owner can perform the agent authorization.


Step-by-Step Authorization Guide (For Citizens)

If you are going to work with a real estate office to sell or rent your property, you must grant authorization via e-Devlet. You can easily do this by following these steps:


1. Login:

Log in to the e-Devlet Gateway (turkiye.gov.tr) with your TR ID number and password. 

2. Select Service:

Type "EİDS Taşınmaz İlanı Yetkilendirme İşlemleri" (EİDS Real Estate Advertisement Authorization Transactions) in the search bar on the main page and go to the relevant service. 

3. Start Transaction:

Click on the "Yetkilendirme İşlemleri" (Authorization Transactions) button on the screen that opens. 

4. Select Property:

A list of properties registered in your name will appear on the screen. Select the residence, land, or workplace you wish to transact (sell or rent) from the list and click the "Devam Et" (Continue) button. 

5. Agent Information:

Enter the 7-digit "Real Estate Trade Authorization Certificate Number" of the real estate business you will be working with.

(Example Input: 35069-004)

After entering the number, press the "Sorgula" (Inquire) button to confirm it is the correct real estate office. 

6. Set Duration:

Select a validity period for the authorization. By system requirement, this period must be at least 3 months. 

7. Confirm:

Check the entered information one last time and complete the process by clicking the "Kaydet" (Save) button. 


Critical Warnings and FAQs

Here are some important details you need to know while managing this process:

Security: The authorization you grant does not cover the transfer of the title deed or the sale of the property. This authorization only covers the authority to market and post ads on listing sites. You are not giving authority to sign at the title deed office. 

Multiple Agents: You can authorize more than one real estate business for the same property.

Cancellation Rights: If you are not satisfied, you can remove the authorization you gave via e-Devlet using the "İptal Et" (Cancel) button before the period expires.

• Shared Title Deeds: For properties with shared ownership, authorization from only one shareholder is sufficient for posting the ad. Approval from all shareholders is not required. 

Properties Without Deeds: For properties where the title deed has not yet been issued (e.g., cooperatives or projects before floor easement), proceed by selecting the "Tapum Yok" (I Have No Deed) option when posting the ad. These ads are exempt from EİDS verification but are closely monitored by the Ministry. 


Once authorization is complete, when your real estate consultant enters the ad, the system automatically publishes it with a "Verified Ad" logo.
